A FEW WORDS ABOUT OUR COMPANY

The investor behind the HERMES CLUB HOTEL & APARTMENTS project is the Bulgarian company Van Tours Ltd., which is owned and managed from the Czech Republic. The owner of Van Tours Ltd. is the Czech company ALEXANDRIA GROUP a.s. (joint-stock co.). The companies in the Alexandria Group have been involved in the tourist industry for more than 15 years and their main agenda is the organization and sale of holidays and trips to many countries around the world, including Bulgaria. Part of the group comprises a number of companies in the Czech Republic, Bulgaria and Croatia.

The mainstay of the entire group consists of the travel agencies Levné zájezdy spol. s r. o. (Ltd.), and Family Way spol. s r.o. Together, they arranged holidays for tens of thousands of clients in 2006. Around 30,000 of these clients were tourists who spent their holiday in Bulgaria. Alexandria spol. s r. o. is one of the 10 biggest Czech travel agencies.
The real-estate agency Alexandria Real was established for the purpose of selling seaside properties in Bulgaria.

Companies in the ALEXANDRIA GROUP have a longstanding interest in Bulgaria. We made our first major investment in this country in 2000. The Van Tours Ltd. company purchased the Hotel Belvedere in Primorsko during privatisation and completely refurbished it. Today the Hotel Belvedere together with the Hotel Roza are part of the Alexandria Club Hotel organization and they are exclusively for clients of travel agencies from the Alexandria Group.

HERMES apartments in Bulgaria are part of a big investment project - the HERMES CLUB HOTEL & APARTMENTS, which we will be implementing in the Black Sea town of Tsarevo (formerly Mitchurin) on Bulgaria's southern coast. Construction began on the project on 19 April 2007 and the plan is to finish it and put it into operation in June 2008.

The construction of the HERMES CLUB HOTEL & APARTMENTS is part of the Alexandria Group's new investment and business policy. This consists of a completely unique concept, which combines a hotel with apartments and thereby creates optimum conditions for real estate investment. The objective is to create several similar projects in other Mediterranean countries or possibly even in Egypt. It is an exclusive opportunity, because the number of apartments built by the group is very limited. A small coterie of property owners will thereby become established around the Alexandria Group in these most attractive locations, and they will get a return on their investment a lot more quickly than if they had purchased a similar property from a different, standard developer.

Architect: The architect of the HERMES CLUB HOTEL & APARTMENTS project is the Daisy studio under the management of Ing. Arch. Deniza Stoyanova. Ms Stoyanova has a whole range of successful projects to her name such as family houses, residential complexes, business centres and hotels, as well as designs of interiors for offices and apartments in Bulgaria, Germany, Hungary and the Czech Republic.

Building firm: In view of the fact that building the HERMES CLUB HOTEL & APARTMENTS is a big and demanding project, we had to entrust it to a trustworthy and capable construction company, which has experience in this area. After making a careful choice, the investor concluded a contract with the Bulgarian firm Eurobuild Ltd. Among other things, this company has built new hotels in the Duni Complex, including the five-star Marina Royal Palace hotel, which is one of the accommodation facilities offered by the Alexandria travel agency.

Real-estate agency: The sale of flats (apartments) in Bulgaria in the HERMES CLUB HOTEL & APARTMENTS complex is being implemented in the Czech Republic via the project's own real-estate agency Alexandria Real s.r.o., whose registered office is at Vodičkova 25, Prague 1. This agency has a team of trained workers who are ready and able to answer your enquiries and will prepare all the necessary documents and materials for you to sign a purchase contract. The real-estate agency MEXX Reality s.r.o. is also handling the sale of apartments. It has a registered office at Václavské nám. 802/56, Prague 1.

Financial partner: The construction of the HERMES CLUB HOTEL & APARTMENTS is being financed by EXPRESSBANK, which has a registered office in Sofia and is a member of the SOCIÉTE GÉNÉRALE GROUP.

Mortgage partner: We have arranged for our clients to have the option of paying the purchase price through mortgage financing. Thanks to contractual cooperation with Komerční banka a.s we are able to offer clients who have unsecured real estate in the Czech Republic the possibility of arranging a mortgage of up to 100% of the purchase price of the apartment. We will make an initial calculation of your mortgage options at our office and we will help you arrange the paperwork for a mortgage, which will significantly speed up the entire process.
